Our History
Founded on a commitment to affordable housing, The Provident Companies traces its roots back to the early 1970s. Bernard J. Swack entered the government-assisted housing sector through the HUD 236 program, laying the groundwork for what would become a leader in subsidized multifamily management.

In 1975, Buckeye Management Company was established as a sole proprietorship to oversee Mr. Swack's growing portfolio. Starting with just two Farmers Home Administration (now Rural Development) 515 subsidized properties, the company achieved steady expansion. By 1988, it managed over 40 apartment communities across Ohio. Most were designed and built by Mr. Swack's affiliated firm, Village Contractors, with others strategically acquired from established builders and managers.

To ensure sustained growth and stability, the business incorporated in 1989 as Provident Management, Inc., with Mr. Swack maintaining ownership as the primary stockholder. As the portfolio expanded through ownership, management, and development, the need for specialized entities arose. In 2002, Provident Management, Inc. evolved into The Provident Companies, encompassing Provident Management, Inc., Premier Management LLC, and Premier Corporate LLC. Since 2004, Premier Management LLC has handled all property operations, both legacy and new.

Today, The Provident Companies oversees 78 apartment communities, comprising nearly 3,000 units tailored for families and elderly residents. Our development focus centers on rehabilitating and modernizing our existing properties—revitalizing aging structures, incorporating contemporary amenities, and extending their viability for another 15 to 30 years.

Based in Mansfield, Ohio, specializes in managing affordable housing apartment complexes for families and elderly households, with 95% of their ventures in Ohio, supported by six satellite offices for effective, high-quality management.
