The firm had its origins in the early 1970’s when Bernard J. Swack entered the government assisted housing field in the HUD 236 program. Buckeye Management Company, a sole proprietorship, was formed in 1975 to serve as managing agent for Mr. Swack’s several properties.
Beginning in 1975 with two Farmers Home Administration (now called Rural Development) 515 subsidized properties, Buckeye Management experienced strong and consistent growth through 1988, at which time over forty apartment properties throughout Ohio were being operated. Mr. Swack’s affiliated company, Village Contractors, designed and built most of the apartment communities; the rest were quality properties acquired from other builders and management firms.
To provide for long-term stability and growth, the company was incorporated in 1989 under the name Provident Management, Inc. Mr. Swack retains stockholder ownership of the corporation. Due to the significant increase in the portfolio of properties owned, managed or developed, it was deemed necessary to create entities that would serve the various states of the development process. Therefore in 2002, Provident Management Inc. became The Provident Companies, which include Provident Management, Inc., Premier Management LLC and Premier Corporate LLC. Starting in 2004, all properties, old and new, are managed by Premier Management LLC. Currently there are 78 apartment communities totaling near 3000 living units for both family and elderly residents. Our development emphasis is the construction rehabilitation of our existing portfolio to rejuvenate our aging properties, adding amenities not including in years past and positioning these properties to extend their life for another 15 – 30 years.
